How to get the keys to your own apartment by paying less than half its cost

The Dubai real estate market is constantly evolving and is changing rapidly from day to day. - Please tell us about your company. What does she do and what specializes?

- Inter Emirates Properties is a real estate agency certified by the Government of Dubai. We provide property management services, sell and buy real estate, and invest in this sector. We rent not only apartments, but also land plots and whole buildings for long-term rent. One of the main lines of business is consulting. Our employees are professional real estate experts. Many of them have many years of experience in the Arab countries, England, America and Russia. For customers from different countries with which we work, are responsible specialists who are fluent in the language of a particular region. We have an excellent and well-coordinated team.

We take part in the construction of real estate at all stages. This is a project development, and actually construction, and marketing, and sales. We have established very strong ties with the architectural group John R Harris and Partners (JRHP), which built and remodeled Wafi City and the Dubai International Trade Center.

We are distinguished by the fact that we are authorized by the governments of all emirates to conduct various real estate transactions. That is, we can work in Dubai, and in Abu Dhabi, and in Sharjah, and in other emirates. - You mentioned that you offer real estate in different emirates. Tell me, please, in Abu Dhabi or Sharjah today is it already possible to purchase real estate based on freehold?

- In Abu Dhabi and Sharjah, we are talking about leasehold for 99 years. Many people, by the way, believe that there is a huge difference between a freehold and a leasehold for 99 years. In fact, the buyer still becomes the owner of his home, only the term is limited to 99 years. The basic principles for registering property are generally similar. Only with leasing, the homeowner does not have land ownership rights, and with freehold, he is a co-owner of the land on which the multi-apartment house, townhouses or condominiums are built, along with other owners of apartments or neighboring villas.

- What do your customers invest most actively in today? Are these apartments, townhouses, villas?

- It all depends on the needs of each specific customer. People are family-friendly, with a lot of children, of course, prefer villas. Young businessmen choose spacious apartments in well-equipped houses. Those who are looking for an opportunity for investment, first of all look at what is profitable today. In any case, in the Emirates, you can choose and purchase or rent any property that meets a variety of consumer requirements.

I want to dwell on one particularly interesting project. It is called Emirates City. Located on the strategically important Emirates Road, a twenty-minute drive from Dubai International Airport. The name City speaks for itself. The project involves more than 70 residential and office buildings, a shopping center, a five-star hotel, a kindergarten and a school, as well as a medical center. A special place is occupied by sports facilities. Landscaping provides for artificial lakes in the entire town. What is interesting about the project? Firstly, the scale and uniqueness. Secondly, with all of the above, it is affordable for middle-income buyers, thanks to its price (one-bedroom apartment $ 79,000). And most importantly - this is a payment plan. After making a 10% deposit, the remaining amount is divided into monthly payments for six years (for a one-bedroom apartment - this is $ 680 per month). The commissioning of the first residential buildings is scheduled for late 2008. Thus, paying only 40% of the price of the apartment, you will receive the keys to it and you can live there or rent it out, continuing to pay the remaining 60% monthly. I think it's great!
